Approvals Process
All new developments at Perth Airport require a development application to be submitted to Westralia Airports Corporation (WAC) for approval.
Application to Commence Development
The ‘Application to Commence Development’ is the first stage to achieving a building permit.
Please note that when ‘Approval to Commence Development’ is granted, it refers to the approval of the development concept – it is not a building permit.
All applications must include sketch plans, along with the following information:
- The overall site plan, including Australian Height Datum (AHD) levels, the location of adjoining buildings, landscaping areas, and provisions for parking and access (minimum scale 1.500)
- Detailed floor plans and elevations (all sides) showing window locations and doors etc. (minimum scale 1.200)
- A schedule of external finishes including proposed materials, colours and features. Colour swatches should also be included
- An indicative landscaping plan outlining the landscaping concept, types and size of plants and trees, existing landscaping or features, and lawn areas (minimum scale 1.200). Please note that a fully detailed landscaping plan is required with the Building Licence application
- Other detail that may be requested by WAC to allow the assessment to be properly completed
- An environment impact statement.
An ‘Approval to Commence Development’ is binding. Any variation to that approval will require a new application to WAC. An ‘Approval to Commence Development’ is valid for two years from the date it is issued by WAC.
Application for Building Permit
A building permit is required before any building activity or earth works can be commenced.
All construction principles, methods and materials must conform to the Building Code of Australia 2001 and any subsequent amendments. Environmental implications and impacts of the development should be considered.
All building permit plans require approval from the Fire and Emergency Services of Australia (FESA).
The Airport Building Controller (ABC), as representative for the Department of Transport and Regional Services, issues all building permits. The ABC assesses the proposal for conformance to the Building Code of Australia 2001 and requires WAC consent prior to issuing the building permit.
